DEVELOPMENT CONTROL PLANS

A1- RESIDENTIAL AND TOURIST DEVELOPMENT CODE

Each of the design themes contains a range of design principles, informing the objectives which underpin the design controls. These regulations apply to

  • Site Design;

  • Building envelope controls;

  • Building Design;

  • Building Performance; and

  • Ancillary Development. 

 

A2- SITE ACCESS AND PARKING CODE

Development proposals which involve vehicular or pedestrian traffic changes are to be prepared in accordance with the principles, objectives and standards of this Section.

 

A3 – DEVELOPMENT OF FLOOD LIABLE LAND

Flooding within the Shire occurs when rainfall exceeds the capacity of creeks and rivers to convey the runoff water to the ocean. Council's flood mitigation strategy is to ensure that only appropriate compatible development occurs on flood prone land in the future.

 

A4 – ADVERTISING SIGNS CODE

Aims at preventing excessive advertising and visual clutter that distracts from the scenic beauty and amenity of the Shire

 

 

A5 – SUBDIVISION MANUAL

Aims to achieve the highest quality and “best practice” of subdivision development in the Shire by developing guidelines for development practices. 


A6– BITING MIDGE AND MOSQUITO CONTROL

These insects will feed on many species of birds and mammals. Humans tend to be the most abundant source of food in many local areas close to wetland breeding areas favoured by these insects. Problems therefore arise where human activities or habitation, occur in proximity to these insect breeding areas. The extensive areas of wet low-land and intertidal areas along the Tweed coastal districts represent extensive breeding areas for both mosquitoes and biting midge and therefore must be regulated.

 

A7– CHILD CARE CENTRES

Present the Tweed Shire Council’s requirements for the siting of Child Care Centres

 

A8- BROTHELS POLICY

To ensure that a brothel can be developed without adversely or unnecessarily impacting on any resident community

 

A-9 ENERGY SMART HOMES POLICY

Various policies implimented to improve the quality and energy efficiency of residential subdivisions and buildings.

 

A-10 EXEMPT AND COMPLYING DEVELOPMENT

 

A11 - PUBLIC NOTIFICATION OF DEVELOPMENT PROPOSALS

Dictates who needs to be notified of new local developments and the time period within which the must be notified to ensure a public awareness of all future development. It also covers what information must be provided in the notices. 

 

A-12 DUAL OCCUPANCY CONTROLS

 

A-13 SOCIAL ECONOMIC IMPACT ASSESSMENT

The Tweed Shire is under increasing imperative to respond to fundamental changes to its social and economic structure. It aims to achieve maximum benefit for the community from development activity, and mitigate negative impacts and economic growth through employment generating activities that adopts the concepts of Ecologically Sustainable Development.

 

A-14 CUT AND FILL ON RESIDENTIAL LAND

 

A-15 WASTE MINIMALISATION MANAGEMENT

Aims to minimise the generation of construction/demolition waste and facilitate effective ongoing waste management practices consistent with the principles of Ecologically Sustainable Development
